LAURENT A. VOIVENEL, SVP OPERATIONS & DEVELOPMENT, SWISS-BELHOTEL INTERNATIONAL, SPEAKS ON NEW TRENDS EMERGING IN OWNER AND OPERATOR RELATIONS

0
Dubai – Laurent A. Voivenel, Senior Vice President, Operations and Development for the Middle East, Africa and India, Swiss-Belhotel International, was among the top speakers today at The Hotel Show being held at the Dubai World Trade Centre from 16 to 18th September 2018. Participating in a panel discussion at The Middle East Hospitality Leadership Forum, Laurent highlighted the new trends in owner and operator relations. Laurent stated, “New patterns of ownership, finance and management are emerging. Contract terms are swinging in favour of owners who are primarily performance driven and are no longer satisfied with long-term capital appreciation. The bottom line is the yardstick that operators are being judged by. Therefore, operators need to understand better today’s owners and investors who are far more active and involved in all areas of hotel operations from selection of general managers to driving social media.” Talking about the changing market dynamics, Laurent stated, “The business is becoming more complex and competitive for operators who are grapping with multiple challenges. The pie is shrinking with far too many hotel brands and regional operators. Market is being disrupted by new forms of competition such as Airbnb. Rates are constantly under pressure due to oversupply of rooms. Increasing costs of operations are adversely affecting profitability. Guests profiles and preferences are changing too who are looking for greater value for money along with better quality, greater convenience and unique experiences.” So, what needs to be done to manage the gabs between owners and operators? Laurent stated, “Both parties have to look at the equation differently. There is need for greater communication to build lasting relationships. It is important for operators to understand and listen to owners, and react with solutions. Innovation is the key in every aspect of the business. We need to be inventive by outsourcing services, clustering roles and boosting efficiency by tapping into new technology. Alternative revenue generators should be developed. For their part owners must give operators a fair chance to implement new ideas with ample space and time. Hala Matar Choufany, President HVS, MEASA, Highlights Challenges & Opportunities for Women in African Hospitality Sector at THINC Africa 2018

0
Hala Matar Choufany, President HVS, Middle East, Africa and South Asia, spoke with leading female executives at THINC Africa 2018 conference, hosted by HVS from 5-6 September at Century City Conference Centre in Cape Town about ‘Women in Hospitality’. The main focus of the discussion was the challenges, opportunities and victories faced by women within the African hospitality sector. Participating in the panel were Lee-Ann Singer, Marketing Director Singer Group; Talya French, Business Development Manager, Marriott International; Ronleigh Gaddin, CEO Amani Spas; and Simone Kuhn, Manager Business Development Radisson Hotel Group. Emphasising on the progress women have made in the hospitality sector, Hala stressed, “In the last 10 years, more women have taken leadership positions and while we still have to catch up, governments and organisations are realising the key role women play in the workplace. We have seen remarkable change and growth for women in the hospitality industry where they have proven that they are every bit as capable and qualified as men. Development of detailed career plans as well as improvement in corporate practices and policies within enterprises continue to be instrumental in promoting equal opportunities for women in career progression.” So, what is it that holds women back from taking the top management positions in the hospitality sector especially in Africa? What are the barriers to upward mobility or career advancement of women.  Hala stated, “Challenges and issues around women and men work inequality are universal and not continent specific. There are many internal and external factors that could impact women’s career path such as their own motivation, skills, educational level, lack of support or equal opportunities. Balancing work and family is potentially a challenge at times, especially due to perpetuation of traditional gender roles. Hospitality industry demands long hours and a great deal of crisis management and problem solving and this could be quite exhausting for some women. Also, different kinds of cultural norms, values and stereotypes often act as constant barriers.” Hala added, “To close the gender gap in the workforce and overcome societal barriers, women need support and training. Successful women should become more visible and support other women. Organisations too must go above and beyond to ensure women have a chance to work in positions that have been traditionally filled by men as well as have more opportunities to grow in their career.” Hala’s message to all women out there is: “Be confident and believe in yourself. Have passion, empathy and be flexible. Don’t focus on what other’s think and the challenges out there, rather focus on where you want to be. Women have natural abilities to multi-task and that’s a big advantage. Remember there is a huge scope for you to shape your career.” About HVS HVS is a leader in global hospitality financial consulting. LAURENT A. VOIVENEL, SVP OPERATIONS & DEVELOPMENT, SWISS-BELHOTEL INTERNATIONAL, HIGHLIGHTS MID-MARKET OPPORTUNITY FOR INVESTORS AT HOTELIER MIDDLE EAST CONFERENCE

0
Dubai – Laurent A. Voivenel, Senior Vice President, Operations and Development for the Middle East, Africa and India, Swiss-Belhotel International, participated in a panel discussion today on ‘Balancing Supply & Bridging the Gap’ at the annual Great GM Debate held in Dubai. Attended by more than 200 leading hoteliers it is one of the industry’s most popular forums to discuss the unique challenges and opportunities faced by the hospitality sector on a day-to-day basis and to learn from the best practices of the peers. Dispelling the common misconceptions that exist with regards to the return on investment and profitability of mid-market hotels, Laurent stressed, “There are many factors that make mid-market hotels a lucrative investment option for owners. The most important is that despite the strong demand only limited budget hotels inventory is entering the market, making the supply and demand dynamics far more favourable for mid-market hotels and, therefore, giving investors a great opportunity to capitalise on. Moreover, lower cost of construction, operations and staffing for mid-market hotels contribute to greater profitability of projects and faster ROI. A typical plot of land can accommodate 30-35% more mid-scale rooms than luxury or upscale rooms. Cost of construction per key for mid-market hotels too is 20-30% lower than 5-star hotels. Also, since there are limited facilities, such hotels require less investment and take less time to build.” Speaking on the key challenges holding back the development of mid-market hotels and how these can be overcome, Laurent stated, “There needs to be some sort of intervention from the authorities regarding land allocation because in areas where mid-market hotels should be to attract investors, the cost of land is prohibitively high or not available for budget hotels. Alternative construction methods such as modular construction should be considered, and approval process eased for these to make the project financially viable. To promote investment in mid-market hotel sector there is need for more flexible financial support infrastructure with increased lending from banks.” It is widely accepted by the industry that in order to establish the UAE as a sustainable destination, it is imperative to balance out the supply gap. So how are hoteliers addressing the requirements of modern travellers? Laurent said, “The millennial travellers are the key target for mid-market hotels and their preference is quality-driven, trendy and technology friendly hotels. The range and intensity of the experience is important to the millennial travellers and hence they seek accommodation options that are different to stereotypical ‘hotels’ and offer unique experiences along with value for money. Soon we expect to introduce in the Middle East Zest Hotels which is a fun and fresh budget hotel brand voted this year as Asia’s leading budget hotel brand at World Travel Awards. We believe that savvy travellers shouldn’t have to sacrifice comfort, convenience and style even when sticking to a budget and, therefore, created the Zest Hotels concept to fit that important gap in the market.” For further information visit http://www.swiss-belhotel.com For media contact: Hina Bakht Managing Director EVOPS Marketing & PR Mob: 00971 50 6975146 Tel: 00971 4 566 7355 Hina.bakht@evops-pr.com www.evops-pr.com About Swiss-Belhotel International Swiss-Belhotel International currently manages a portfolio of more than 150* hotels, resorts and projects located in Cambodia, China, Indonesia, Malaysia, Philippines, Vietnam, Bahrain, Egypt, Iraq, Kuwait, Oman, Qatar, Saudi Arabia, United Arab Emirates, Australia, New Zealand, Bulgaria, Georgia, Italy and Tanzania.  Awarded Indonesia’s Leading Global Hotel Chain for six consecutive years, Swiss-Belhotel International is one of the world’s fastest-growing international hotel and hospitality management groups.
